Overview

Sai Sparsh is a real estate project in Paud–Mulshi operating in a high-ticket, high-friction category, where lead quality matters more than lead volume.

My role was not just to generate leads, but to design and operate a 360-degree marketing and data ecosystem — spanning website, search visibility, ads, tracking, CRM, automation, and follow-ups — so that every inquiry could be traced, qualified, and converted.

This project wasn’t about aggressive scaling.
It was about control, clarity, and intent.


Initial State

Before intervention, the business faced several gaps:

  • The website lacked a structured conversion flow
  • No clarity on which channels were driving real buyers
  • Lead quality was inconsistent
  • Manual follow-ups caused delays
  • No single view of performance across ads, CRM, and inquiries

In real estate, these gaps directly impact revenue.


What I Built

1️⃣ Website, Content & Conversion Strategy

  • Defined website structure from a buyer’s point of view
  • Wrote all core website content focused on clarity, trust, and intent
  • Designed conversion paths for inquiries and callbacks
  • Achieved an on-page SEO score of 92/100

The website was treated as a sales asset, not a brochure.


Local Search & Organic Visibility

  • Built and optimized Google Business Profile for local intent
  • Achieved Top-5 rankings for high-intent keywords, including:
    • Best NA plot in Paud Mulshi
    • Best R-zone plot in Paud Mulshi
    • Best farmhouse plots in Paud Mulshi

This created consistent inbound intent beyond paid traffic.


Media Planning & Shoot Direction

  • Guided shoot requirements for:
    • Sky shots (location context)
    • Ground shots (trust and clarity)
    • Asset usage across ads and website
  • Planned media usage before campaigns went live

Visuals were aligned with buyer psychology, not aesthetics.


60° Data, Tracking & Ecosystem Design

  • Designed full-funnel tracking architecture across website and campaigns
  • Defined key user actions, intent signals, tags, and triggers
  • Ensured visibility from first click → inquiry → qualified lead
  • Built clean data flow across ads, analytics, CRM, and internal tracking

This removed guesswork from decision-making.


Paid Media & Funnel Orchestration

  • Built and managed Meta Ads with structured TOF–MOF–BOF sequencing
  • Built and managed Google Ads focused on high-intent search queries
  • Designed remarketing based on actual behavior, not impressions
  • Controlled budget pacing to maintain lead quality

The goal was never cheap leads — it was qualified demand.


CRM, Automation & Speed-to-Lead

  • Connected all lead sources into a unified CRM and tracking flow
  • Built automation to sync leads across internal spreadsheets and follow-ups
  • Implemented WhatsApp AI bot for instant engagement
  • Reduced response time and prevented lead leakage

Lead Qualification & Attribution Control
